Our client's home in Luxembourg has a persistent water-ingress problem in the basement and garage. This water ingress has not only damaged the appearance of the affected areas, but has also caused structural issues and recurring damp problems. The clearest signs include mould growth, deterioration of floor and wall coverings, and persistent damp that compromises the comfort and functionality of the spaces. The purpose of this project is to remediate these areas by implementing effective, long-lasting solutions to stop water ingress and protect the structures from future damage.
The tanking and injection work carried out at our client's home was essential to resolving water-ingress problems in vulnerable below-ground spaces such as the basement and garage. These techniques provide lasting protection against damp while preserving the structural integrity of the home. The complete remediation of the spaces and restoration of the finishes have made these areas functional and comfortable again. This carefully executed project gives our client peace of mind, with a basement and garage that are now protected, dry and attractively restored.
Initial assessment and project background
Water ingress in basements and below-ground garages is often caused by defective wall waterproofing or a rising water table, particularly in areas with high groundwater levelsAt our client's home, the main source of water ingress appeared to be the pressure exerted by the water table on the building's below-ground walls, causing leaks at vulnerable points.
To address this situation, the site team opted for tanking and specialist injection work. Tanking involves applying a waterproof coating to the walls and floors of the affected spaces to create an impermeable barrier against water. This coating is essential to prevent future ingress, even under high groundwater pressureAt the same time, resin was injected into cracks and wall joints to permanently block water pathways and reinforce the structural waterproofing of the below-ground walls.

Tanking and injection create a watertight barrier around the walls and floor, preventing any future water ingress. Thanks to this work, the affected spaces will remain dry even if the water table rises.

Repeated water ingress had already caused significant damage to the basement and garage structures. By restoring the waterproofing, we not only prevented further damage but also helped extend the service life of the entire structure, avoiding potentially more costly work in the future.
Remediate the affected areas and restore their functionality
Once the waterproofing was completed, the mould and damp patches were removed and the damaged finishes restored. The basement and garage can now be used normally again, without the problems associated with damp.
